We are on a septic. Do not flush anything but natural waste and toilet paper. Plumber and Septic fees are $200-$1,500 in addition to cleaning fees Educate everyone in your party on what can and cannot be flushed down the toilet. Make sure they understand the potential consequences of flushing non-degradable items, such as wipes, feminine hygiene products, contraceptives, paper towels, and other items. Outdoor spaces- they are an added amenity but NOT included in cleaning fees. It is your responsibility to use and put back everything as found (or better as Bigfoot might say). Grill and BBQ are an additional $150 to clean if we must send someone to clean up after you. If you are bringing a pet- pets are not allowed on the furniture. The pet fee MUST be paid. All pet waste must be discarded and not left in the yard. Pets may not be left unattended unless crated. We do not provide crates. Pets may not be bathed in the home. Pets must be leashed in the front yard. Do not drive in our yard. We have septics and parking is only allowed in designated parking areas. If asked to leave due to violation of rules or damage - there will be no refunds. Soak tub rules: Wash lake clothes before getting in. No Food. No Pets. No Glass. Enter and exit slowly. No jumping or diving. Pregnant women should consult a physician before using. Children must be supervised by an adult No soaps or oils in the tub. We are not responsible for accidents. If we have to drain & clean fee is $350 No refund will be given if asked to leave due to damage, excessive noise, pets, or other disruptive behavior. Cleaning fees do not cover excessive messes, trash, cigarette butt cleanup, pet waste, or any damage. We hope you enjoy your stay with us, but below is some information that may be useful during your stay. We highly recommend this is read PRIOR to your booking and arrival! After Hours contact information: Please read your house manual and/or check in guide before contacting us for non-emergent issues. We will try our best to accommodate you, but please keep in mind that after 10pm CST, you may not get a response until the following day. Save calling the number for emergencies after you have tried to reach us on the booking platform. Please call 911 for emergencies. Check-in: This is a self-check-in property. You certify that you are willing and able to follow the instructions you are provided by your booking platform, and through the house manual, QR Code, and/or check-in guide. We also highly suggest checking in before 10pm, in case any assistance is needed getting into the property. Prep for Departure: 1. Checkout is 10am. We will apply a $50 + $1/minute fee for unexpected late checkouts. If you need a late check out please ask your host. Depending on the day, our cleaners may be able to accommodate; however, a surcharge will apply if the adjustment is even available. 2. Please place all trash (in bags) in the designated trash bin, or trash area. Excessive trash left at the property will be subject to an additional fee. 3. Please remove linens from bed that have been slept in. Our cleaning crew has an easier time with turnover, if the linens are stripped from the beds, and left in a pile on the floor to collect for laundering. Please leave beds made that have not been slept in. 4. If applicable - Place any dishes in the dishwasher and start. (Dishwasher pods can be found in the Sojo boxes left for you in the home.) 5. For summer months, set the AC to Auto and 78 degrees, and for winter months set Heat, Auto, and 65 degrees. 6. Please leave the listing the way you found it with regards to cleanliness. An additional cleaning charge will be deducted from your deposit and (or a claim will be filed for the additional fees) after your departure if the accommodations are left excessively untidy (such as unwashed dishes, pet urine, stains, or excessive hair on the furniture or carpet, cigarette butts found on property, stained linens or furniture, furniture rearranged, trashed left in receptacles etc.). 7. Ensure the property is secured upon check out. Shut and lock all windows and doors. 8. If you stayed in a property that was pet friendly and your pet traveled with you, please pick up all waste from yard. Security, tech & privacy: There is a security camera on the property to monitor the conditions of protect. . This is in place solely for insurance and liability purposes. Activities not permitted: No smoking or vaping of any substance (i.e. tobacco, weed, etc.) in the home. If remanence of smoking is found at the property (i.e. cigarette butts, smoke smell, burns, etc.), there will be an automatic fee filed. No Illegal activities (i.e. companions of the night, illegal drugs, underage drinking.) Professional photography or filming is not allowed. There is a $500 minimum fee if any of these items are violated. (Not) Moving Furniture: Please leave the furniture in its’ existing location. Some are attached to the wall for safety, some will scratch the floor, some are more delicate or heavy than they appear. It’s not within our housekeeping team's ability to move the furniture back to its original location. A $175 fee may apply for having to move it back. This is subject to more, if additional help is required to return the furniture back to its original place. Pet friendly vs. Not pet friendly: Not all of our homes are pet friendly. If you are caught bringing a pet into our home without prior authorization to do so, or into a home that is not pet friendly an additional fee of $500 will be assessed, and you will be responsible for any damages and/or additional cleaning. If you did stay in a pet friendly home and your pet traveled with you, all pet waste should be picked up in the yard immediately. And pet waste that is left in the yard will be subject to the additional fee as well. Fees: (1) We gladly ship forgotten items FedEx Ground at your expense for the shipping and a $45.00 handling fee. But reminder: We are not responsible or liable for any personal belongings that are left behind in the home. (2) If the guest doesn't follow any rules such as check out instructions, nonsmoking, pet, or causes damage requiring repair and it leads to me having to refund or discount a next guest, you are responsible to pay for that loss as well. (Fee amounts listed in appropriate section) (3) We will apply a $50 + $1/minute fee for unexpected late check outs. If you need a late check out please ask your host. (4) Residual Odors. Be cautious of bringing in cigarette, cigar, vape or weed odors in with you. Textiles absorb these smells and can require odor remediation by a third party. There is a standard $500 fee if we need to do any remediation. No Additional Guests: Please be sure that all guests are reflected in your reservation, including children, who will be at the home for any portion of your stay, even if only daytime guests. Small nightly fees over 6 people may apply. Even for a short social visit, there may not be any more than 4 additional guests over the reservation amount at any one time, a violation of that will result in the removal of guests without refund. -- If you do not notify us that you have extra guests, you will be charged an unexpected overnight guest fee of $50/guest per night. Reservation of Rights: We want you to have fun and be safe. We reserve the right to remind our guests of these rules, by message and/or in person, if we have reason to believe there may be an issue. We’ve never had to ask, but in an abundance of caution, we want you to be aware that we reserve the right to direct guests to exit the outdoor area at any time to honor our primary goals of safety and respectfulness of the owners, neighbors, and other guests.
