We are on a septic. Do not flush anything but natural waste and toilet paper. Plumber and Septic fees are $200-$1,500 in addition to cleaning fees Educate everyone in your party on what can and cannot be flushed down the toilet. Make sure they understand the potential consequences of flushing non-degradable items, such as wipes, feminine hygiene products, contraceptives, paper towels, and other items. Outdoor spaces- they are an added amenity but NOT included in cleaning fees. It is your responsibility to use and put back everything as found (or better as Bigfoot might say). Grill and BBQ are an additional $150 to clean if we must send someone to clean up after you. If you are bringing a pet- pets are not allowed on the furniture. The pet fee MUST be paid. All pet waste must be discarded and not left in the yard. Pets may not be left unattended unless crated. We do not provide crates. Pets may not be bathed in the home. Pets must be leashed in the front yard at all times. Pet sitter can be provided for $20/day for each pet. (Host Janna can help) Do not drive in our yard. We have septics and parking is only allowed in designated parking areas. If asked to leave due to violation of rules or damage - there will be no refunds. Hot tub rules: Wash lake clothes before getting in. Lid to remain on unless in use. No Food. No Pets. No Glass. Enter and exit slowly. No jumping or diving. Pregnant women should consult a physician before using. Children must be supervised by an adult No soaps or oils in the hot tub. We are not responsible for accidents. If we have to drain & clean fee is $350 No refund will be given if asked to leave due to damage, excessive noise, pets, or other disruptive behavior. You certify that you are willing and able to follow the instructions you are provided by your booking platform, and through the house manual, QR Code, and/or check-in guide. We also highly suggest checking in before 10pm, in case any assistance is needed getting into the property. Prep for Departure: 1. Checkout is noon. We will apply a $50 + $1/minute fee for unexpected late checkouts. If you need a late check out please ask your host. Depending on the day, our cleaners may be able to accommodate; however, a surcharge will apply if the adjustment is even available. 2. Please place all trash (in bags) in the designated trash bin, or trash area. Excessive trash left at the property will be subject to an additional fee. 3. Please remove linens from bed that have been slept in. Our cleaning crew has an easier time with turnover, if the linens are stripped from the beds, and left in a pile on the floor to collect for laundering. Please leave beds made that have not been slept in. 4. If applicable - Place any dishes in the dishwasher and start. (Dishwasher pods can be found in the Sojo boxes left for you in the home.) 5. For summer months, set the AC to Auto and 78 degrees, and for winter months set Heat, Auto, and 65 degrees. 6. Please leave the listing the way you found it with regards to cleanliness. An additional cleaning charge will be deducted from your deposit and (or a claim will be filed for the additional fees) after your departure if the accommodations are left excessively untidy (such as unwashed dishes, pet urine, stains, or excessive hair on the furniture or carpet, cigarette butts found on property, stained linens or furniture, furniture rearranged, trashed left in receptacles etc.). 7. Ensure the property is secured upon check out. Shut and lock all windows and doors. 8. If you stayed in a property that was pet friendly and your pet traveled with you, please pick up all waste from yard. Security, tech & privacy: If the home has a pool, there is a security camera on the property to monitor the conditions of the pool. This is in place solely for insurance and liability purposes. Activities not permitted: No smoking or vaping of any substance (i.e. tobacco, weed, etc.) in or near the home. If remanence of smoking is found at the property (i.e. cigarette butts, smoke smell, burns, etc.), there will be an automatic fee filed. No Illegal activities (i.e. companions of the night, illegal drugs, underage drinking.) Professional photography or filming is not allowed. There is a $500 minimum fee if any of these items are violated. (Not) Moving Furniture: Please leave the furniture in its’ existing location. Some are attached to the wall for safety, some will scratch the floor, some are more delicate or heavy than they appear. It’s not within our housekeeping team's ability to move the furniture back to its original location. A $175 fee may apply for having to move it back. This is subject to more, if additional help is required to return the furniture back to its original place. Pet friendly vs. Not pet friendly: Not all of our homes are pet friendly. If you are caught bringing a pet into our home without prior authorization to do so, or into a home that is not pet friendly an additional fee of $500 will be assessed, and you will be responsible for any damages and/or additional cleaning. If you did stay in a pet friendly home and your pet traveled with you, all pet waste should be picked up in the yard immediately. And pet waste that is left in the yard will be subject to the additional fee as well. Fees: (1) We gladly ship forgotten items FedEx Ground at your expense for the shipping and a $45.00 handling fee. But reminder: We are not responsible or liable for any personal belongings that are left behind in the home. (2) If the guest doesn't follow any rules such as check out instructions, nonsmoking, pet, or causes damage requiring repair and it leads to me having to refund or discount a next guest, you are responsible to pay for that loss as well. Coyotes can often be heard at night or even cross the property along with deer, armadillos, and other creatures. Please do not feed or harass any wildlife. Rental Agreement with Co Host Oklahoma Check-in: This property operates on a self-check-in system. By proceeding with this booking, you certify that you are fully capable and willing to follow the self-check-in instructions provided by the booking platform. To ensure a smooth check-in process, we highly recommend arriving and checking in before 10 pm, allowing any necessary assistance to be readily available should you need help accessing the property. Prep for Departure: Checkout Time: Checkout is strictly by 11 am on your departure day. An additional fee of $50 plus $1 per minute will be applied for late checkouts without prior arrangement. If you require a late checkout, please discuss this with your host in advance. While we may accommodate late checkouts depending on our cleaning schedule, please be aware that a surcharge may apply and such requests must be made at least 24 hours before your scheduled checkout time. Trash Disposal: All trash must be placed in bags and disposed of in the designated bins or trash area provided. Any excessive trash left at the property will incur additional charges. Service Animals: Guests traveling with service animals are required to pick up and properly dispose of all pet waste from the yard before departure. Parking Rules: Adherence to parking rules is mandatory. Parking in yards, blocking driveways of neighboring houses, or parking at neighboring churches is strictly prohibited. Driving on the property's lawn is also forbidden, as it can damage underground plumbing and Wi-Fi lines, leading to unnecessary complications. Violations will result in charges for line inspections and towing at the guest's expense, in addition to adhering to local parking regulations. Security, Tech & Privacy: Our property is equipped with security cameras located in external areas only, to monitor the property's exterior for insurance and liability purposes. These cameras are not intended to infringe on guests' privacy but to ensure the safety and security of both the property and its occupants. We respect your privacy and assure you that the interior of the rental is camera-free. No Professional Photography or Filming: The property cannot be used for professional photography or filming without prior authorization. Unauthorized commercial use of the property will incur a minimum fee of $500. Furniture Policy: (Not) Moving Furniture: Please do not move the furniture from its original position. Some items are secured to the wall for safety reasons, others may damage the flooring if moved, and some are too delicate or heavy for relocation. Our housekeeping team is not equipped to rearrange furniture, and a fee starting at $175 will be charged for moving any furniture back to its original place. This fee may increase if additional labor is required to restore the setup. Pet Policy: Pet-Friendly vs. Not Pet Friendly: Not all of our properties are pet-friendly. Bringing a pet into a non-pet-friendly home, or without prior authorization, will incur a fee of $500 plus any costs for damages or additional cleaning required. For guests staying in pet-friendly homes, it is mandatory to clean up after your pets in the yard immediately. Failure to do so will result in an additional cleaning fee. Fees & Responsibilities Forgotten Items:We understand that occasionally items can be left behind. We offer to ship forgotten items via FedEx Ground at your expense, plus a handling fee of $55.00. However, please note that we are not responsible or liable for any personal belongings left behind in the home.
